Invitation for studio provider to run meanwhile affordable creative workspace

The property offers over 6,000 square feet of versatile space spanning two floors. It was formerly an office and is located above Boots on Lewisham High Street. It offers good natural light, toilet facilities, sinks and a small working lift. It is currently open plan and can be subdivided should the operator require. The successful studio provider will oversee and fund all fit out works.

Letting Terms
The successful studio provider will enter into a Lease Agreement with Landsec.

Lease Length
The space is offered as a meanwhile space due to the planned redevelopment of the Lewisham Shopping Centre. The lease term would begin in March 2022 and would run to December 2024 at which point a rolling lease break would be applied to allow flexibility for the development of the shopping centre.

We are seeking one lead tenant only, however providers may sub-let space to appropriate tenant mixes that require affordable workspace.

Additional information
Lewisham Council will contribute  50,000 through Additional Restriction Grant (ARG) funds towards costs of the premises including service charges, utilities and fit out that directly supports businesses. However, the ARG cannot be used to cover wages and must be used on the project located in the London Borough of Lewisham, contracting directly with the operator through Additional Restriction Grant (ARG) fund processes. The successful studio provider will sign a grant agreement with Lewisham Council which will enable the ARG funds to be released to the provider.
